Case Study: Beachfront House
Brief:
This project involved the development of three contemporary, A-rated three-storey townhouses on a brownfield infill site overlooking the beach in Skerries town centre. The scheme was carefully designed to make efficient use of a constrained urban plot, delivering high-quality homes that respond sensitively to their coastal setting and surrounding streetscape.
The townhouses were planned to maximise natural light and take advantage of sea views, with well-proportioned living spaces arranged across three levels. The buildings incorporate high levels of insulation, airtight construction, and energy-efficient building services, resulting in low-energy, high-performance homes with excellent occupant comfort and reduced running costs.
Fingal Planning Consultants were appointed to provide statutory and construction stage services across the development. Our role included duties as Assigned Certifier under the Building Control (Amendment) Regulations, as well as Project Supervisor for the Design Process (PSDP). These roles involved coordinating compliance with Building Regulations, managing the inspection plan, and overseeing construction health and safety throughout the project duration.
The completed scheme demonstrates the potential of brownfield redevelopment to deliver sustainable, energy-efficient housing in prime town centre locations.
