Case Study: Fingal Rural House
Brief:
This project involved the design and construction of a contemporary A-rated rural detached house in accordance with the Fingal County Council Rural Housing Policy. The dwelling was carefully sited and designed to respond to its countryside setting, with a simple, robust form and a material palette suited to the rural landscape.
The house was planned to provide bright, practical family accommodation while achieving high levels of energy efficiency and thermal comfort. The building fabric incorporates enhanced insulation, airtight construction, underfloor heating on both floor and a air source heat pump, resulting in a low-energy rural home with reduced running costs and strong environmental performance.
Fingal Planning Consultants were appointed to provide planning services, tendering along with construction stage roles including Opt-Out Assigned Certifier duties under the Building Control (Amendment) Regulations, and Project Supervisor for the Design Process (PSDP) under Health & Safety Regulations. Our role included managing the planning process, the tender process, coordinating compliance with current Building Regulations, and overseeing construction health and safety through to project completion.
The completed dwelling demonstrates how sustainable rural housing can be delivered in line with local planning policy while providing a comfortable, modern family home.
