Brief:

This development at Foxrock Grove comprised seven contemporary A2 rated timber frame townhouses, designed to deliver high levels of energy efficiency, comfort, and durability. The scheme forms a compact, well-planned residential terrace, providing modern family homes that respond sensitively to the surrounding neighbourhood.

Constructed using modern timber frame construction, the houses incorporate enhanced insulation, airtight building fabric, and energy-efficient heating and ventilation systems to achieve excellent thermal performance and low running costs. The layouts were designed to maximise natural daylight (while maintaining privacy), functional living spaces, and long-term adaptability, resulting in comfortable, high-performance homes that meet current environmental and regulatory standards.
Fingal Planning Consultants were appointed to provide statutory and construction stage services across the development.

 

Our role included duties as Assigned Certifier under the Building Control (Amendment) Regulations, as well as Project Supervisor for the Design Process (PSDP). These roles involved coordinating compliance with current Building Regulations, managing the inspection plan, and overseeing construction health and safety throughout the project.

The completed scheme delivers seven sustainable, low-energy townhouses that demonstrate the advantages of timber frame housing and efficient residential design in an urban setting.
