Case Study: Lusk Rural House
Brief:
This project comprised the planning and construction of a detached rural dwelling designed in accordance with the Fingal County Council rural housing policy. The house was sensitively integrated into its countryside setting, with a modest scale, simple roof form, and materials chosen to reflect the character of the surrounding landscape.
The design focused on creating a comfortable, energy-efficient family home, with well-proportioned living spaces, generous natural light, and high levels of thermal performance. Enhanced insulation, airtight detailing, and a energy-efficient heat pump were incorporated to achieve a low-energy A-rated dwelling with reduced environmental impact.
Fingal Planning Consultants provided planning consultancy services and fulfilled construction stage roles, including Opt-Out Assigned Certifier responsibilities under the Building Control (Amendment) Regulations, together with appointment as PSDP. These roles involved guiding the project through the planning process, tender process, coordinating compliance with the Building Regulations, and managing health and safety obligations throughout the construction phase.
The result is a high-quality one-off rural house that meets planning policy requirements while delivering strong performance, comfort, and long-term durability.
